Case No. URC 19-01 - 677 Washington Blvd, Stamford, CT – Proposed Gateway District Plan Change
Notice is hereby given that the Urban Redevelopment Commission (URC) of the City of Stamford will hold a public hearing on Thursday, February 13, 2020 at 4:30 PM in the URC Office Conference room located at Stamford Government Center, 888 Washington Boulevard, 9th Floor, Stamford, CT, to consider minor amendments to the Gateway District Plan (the “Plan”) proposed by the URC.
The minor amendments proposed are designed to remove ambiguities and conform the Plan to zoning changes enacted since the Plan’s adoption. The proposed amendments include revisions to Chapter 3 (Land Use Plan) Section 301 (Proposed Land Use) and Section 302 (Redevelopment Standards and Controls), Exhibit A (Design Guidelines), and the addition of notes for clarification on Map #2 (Proposed Land Use Map) and Map #3 (Master Site Plan). The amendments to Chapter 3 concern permitting mixed-use development in the District, updating the building height and off-street parking requirements to align with the existing standards in the CC-N zoning district, and incorporating Zoning Board review and approval into future revisions of the Master Site Plan. The proposed amendments to Exhibit A concern building use and incorporating Zoning Board review into modifications of building use, building bulk, parking and loading, height and setbacks, and updating same to align with the existing standards in the CC-N zoning district. The property subject to the Gateway District Plan is known as 677 Washington Boulevard, Stamford, Connecticut, consisting of approximately 12.2 acres bordered on the west by Washington Boulevard, on the south by N. State Street, on the east by Atlantic Street and property n/f owned by Stamford Washington Office LLC, and on the north by Federal Street and property n/f owned by St. John Urban Development Corporation. It is zoned Central City North (CC-N), and is designated on the tax map of the City of Stamford as PID: 18325, 18328, 18329, 18330, 18332, 18333, 18334, 184141, and 184142. It is generally located as depicted on the following map:
