All transactions involving land situated in Stamford must be recorded in the Office of the Town Clerk. This includes, but is not limited to: deeds, mortgages, attachments, liens, judgments, tax liens, assessments, conveyances, maps, planning & zoning, and other miscellaneous legal documents pertaining to land use.
The Town Clerk records and keeps permanent documentation and indexing of all transactions. These Land Records are open for public inspection during normal business hours M-F 8:00am - 3:30pm.
The Basic fee schedule for Land Recording and Copies is as follows:

Note that Local and State Conveyance Taxes are due and payable when recording the document. An additional $2.00 fee is required when there is consideration exceeding $2,000.00
City Conveyance Tax for Stamford is .0035% of Sales Price (Up to $999,999.99)
Effective December 1, 2014, the local Real Estate Conveyance Tax will increase to the rate of one half of one percent ( .0050) of the consideration for the interest in real property conveyed at the above amount of $1,000,000.00
All closings of real estate prior to December 1, 2014 will remain at the previous conveyance rate of thirty five one hundredths of one percent.
*as of December 01, 2017 the Land Record fees will increase from $53.00 to $60.00 per Connecticut Public Act . Breakdown of Recording fee is as follows: For each document $36.00 will be collected to fund the Farmland Preservation Fund for the State, $3.00 will go toward Farmland Preservation for the City and $1.00 toward Farmland Preservation Town Clerk Fund. (These fees are included in the recording fees, they are NOT additional fees)
