Who are we?

The Zoning Board of Appeals (ZBA) plays an essential role in ensuring thoughtful land use and zoning practices within the city. The ZBA reviews cases involving variances to the zoning regulations, appeals of decisions made by the Zoning Enforcement Officer, and specific applications for property use that require special exception approval.

The Board comprises five regular members and three alternates, all appointed by the Mayor. These members are Stamford residents and dedicated volunteers who bring their expertise to the city's zoning processes.

What do we do?

The Zoning Board of Appeals is tasked with:

  • Reviewing and granting applications for variances where there is an unusual hardship specific to the land.
  • Ruling on appeals from decisions made by the Zoning Enforcement Officer.
  • Considering special permits required by the zoning regulations.

Decisions made by the Zoning Board of Appeals can be appealed to the Superior Court.

Who do we work with?

The ZBA works closely with the Zoning Enforcement Officer and receives input from other city departments and commissions as needed, including the Land Use Bureau, Engineering Bureau, and Coastal Area Management staff, among others. Legal guidance is provided by the City's Corporation Counsel when necessary.

When should you talk to us?

You should contact the Zoning Board of Appeals if you are:

  • Seeking a variance for your property due to unique hardships.
  • Filing an appeal regarding a decision by the Zoning Enforcement Officer.
  • Applying for a special permit.
